The area is a parcel of land located between
65 and 65a Seaton Road, Hemel Hempstead. The sale of the land will
remove the maintenance liability from the Council and return a
capital receipt.
Sale of 80m2 of land adjacent to 65a Seaton
Road, Hemel Hempstead for the sum of £12,000 plus the
Council’s legal and surveyors fees.
Option 1: To keep the land in the
Council’s ownership but retain the maintenance and upkeep of
the land. This has been rejected due to potential ongoing
costs.
Option 2 – To advertise the site on the market for sale
–the site could not accommodate a residential property due to
the size and location. It is unlikely that any third party would be
interested in this parcel of land.
Option 3 – Offer it to 65a Seaton Road, Hemel Hempstead and
include overage and restrictive covenant as an additional payment
if the purchaser redeveloped the land. This has the advantage of
removing a maintenance liability and realising a capital
receipt.
