4 Juno Road garage is let to Mr J A Roberts of
32 Hidalgo Court, and has been for some time. Mr Roberts have
requested several times to purchase the above garage, but has been
declined each time. Now that the Garage block (Juno Road) has been
sold, he requested again whether the Council would accept a land
sale.
After consultation with Nicholas Brown, it was decided to sell the
garage block due to the other sales being completed stating
‘I can confirm that it is not on the list of assets to be
sold. The garage is of no interest to DBC and the right of way
already exists. The sale will not damage the interests of DBC in my
view.’
Sale of the freehold garage 4 Juno Road, Hemel
Hempstead for the total sum of £15,000 plus the Council legal
fees and surveyor fees.
Option 1 - To retain land in the
Council’s ownership but continue to rent the garage
out– The Council will retain any maintenance liabilities and
upkeep of the garage. The Council have recently sold the garage
block at Juno Road, and this garage on the outskirts of the main
block is not part of the asset.
Option 2 - To advertise the site on the market for sale –the
site had no potential for a residential development by itself due
to the size of the garage.
Option 3 -Offer it to the owner of 32 Hidalgo Road, Hemel Hempstead
and include overage and restrictive covenant as an additional
payment if the purchaser redeveloped the garage.
