This area is a parcel of land located at the
side of 26 Hollybush Lane which has no benefit to the surrounding
area. The sale of the land will remove the maintenance liability
from the Council. It was agreed by several departments of the
Council to sell the land.
Sale of the freehold land adjacent to 26
Hollybush Lane, Hemel Hempstead for the total sum of £12,040
plus the Council’s legal fees and surveyor’s
fees.
Option 1: To retain the land in the
Council’s ownership. We have rejected this option as the land
has an ongoing maintenance expense. Selling the land provides a
capital receipt and removes this liability.
Option 2 – To advertise the site on the market for sale. We
have not undertaken this option as the land does not benefit any
other user and we have achieved in excess of the market norm from a
special purchaser.
Option 3 – To offer the land for sale to the owner of 26
Hollybush Lane, Hemel Hempstead and include overage and a
restrictive covenant in relation to any future attempt to develop
the site. This is the option recommended by the Group Manager for
Commercial Assets
